Long term relocation with structured expansion, construction, low voltage and move coordination, renewal & renovation

When UHS needed a new corporate headquarters, they chose Paradigm Realty Advisors to help them.  Paradigm worked to find the right location and structured phase in capabilities in their lease to accommodate taking an entire floor and building it out at the outset.  Architects, mechanical and electrical engineers were vetted, plans bid and contractors selected for construction, low voltage and moving.  The project was delivered on time and on budget.  Subsequently, Paradigm represented UHS on their renewal,  securing tenant improvement funds for new carpet, paint, millwork and LED lighting throughout the space.  Paradigm  provided project management services delivering on time and under budget. 


Initial Relocation and Buildout, Renewal and Renovation of Existing Warehouse


When one of the largest Fortune 100 firms needed help on a long term logistics solution, they chose Paradigm Realty Advisors, LLC. We ran detailed financial analyses showing a relocation would garner significant rent savings while optimizing operations.  Paradigm handled the initial $2.2MM buildout.  On renewal, Paradigm restructured the existing lease and premises to produce over $1.5MM in rental savings along with locking in long term savings. Renovations included new Rite-Hite HLVS fans, racking and guardshack.  From saving the company over $80,000 on HLVS fans to installing fiber and fiber patch panels to aid in guard shack communications, we handled it all.  On time, under budget and real savings.

Building Conversion & Relocation

What does a tenant do when their building is being converted from office to multi-family? Get experienced help - and Spicer Rudstrom did.  Paradigm was hired to evaluate their space and location needs while exploring relocation options with their the existing landlord.  After reviewing their space and office personnel needs along with relocation and leasing costs, Spicer ultimately decided to relocate to East Memphis submarket with a more efficient floor plan providing additional expansion offices without increasing its footprint.  This is the 3rd office Paradigm has handled for Spicer and we look forward to continuing our long term relationship. 

Renewal and Total Office Renovation

When ProTech Services Group experienced a change in majority ownership, the new principals realized they had to re-evaluate their real estate in an ever changing  COVID-19 environment.  ProTech chose Paradigm to help and after garnering a sizable tenant improvement allowance with significant rent savings, ProTech decided to renew and undertake a complete renovation. Paradigm was again chosen to handle the construction, low voltage, furniture and audio visual projects.  New conference, breakroom & office furniture along with new CAT6 enhanced wiring and conference presentation systems all create a visually, stunning modern headquarters for this growing technology company.
